MOVING OUT

Why are the potential costs so high?
When you have your precheck-out visit, we try our best to inform you of the potential costs you may incur on damaged or changed items if you do not resolve them before you leave. The reason that sometimes these can be high is we will have to pay a professional contractor to resolve them. Even something simple like removing rubbish, which maybe free if you do it yourself with a trip to the refuse site, may cost a significant amount of money if we have to get a waste collector in. Furthermore VAT can be added when using companies which may increases the cost. The precheck-out visit is there to help you clearly understand what to do so you do not have any costs. We do not want to charge you any cost we just want the property back in a state ready to re-let. If work has to be done this has to be passed onto you.

 

How do I know I am going to get my bond back?
The precheck-out visit will give you all the information you need to get your full bond back, if you hand the property back in a good condition with the items listed completed you will get your bond back. Why do I need a precheck - out visit & what is expected of me on the precheck-out visit?
It is nothing to be worried about, we just want you to be fully informed about the position of the house so you or your guarantor do not have any surprise costs when you move. We are here to help you all the way through the process and we feel as a responsible landlord we want you to get the opportunity to resolve any issues so you can get your full bond back. It is genuinely there to help you

 

 

MAINTENANCE

Why do I need to log my maintenance or email it in?
Its really important you log your maintenance in a written format now so we can keep a track of any issue. This basic idea is so nothing falls between the cracks and gets missed and its a log of the issue so both parties are safe.

 

Its taking a while to resolve the issue
We used to employ trades people directly, however to reduce costs now we mainly use local contractors, this is a cost saving for our tenants. Sometimes local contractors can be difficult to contact or difficult to organise an exact time to come. We always try our best to help you and do not want you waiting excessively. If you can help in anyway like recommending someone to quote we are more than happy to consider it.

 

MISSED RENT

I have missed my rent what should I do?
There maybe many reasons why someone misses their rent, the absolute best thing you can do is contact us immediately and talk through the situation. We want to help you in any way we can and by opening up communication it shows you are willing to work with us to resolve any issues.

 

What is the process for missed rent?
Basically, after 2 instances of missed rent we need to start the legal process of eviction. This is something we never want to do with any tenant and this is why, if you wish to say in your home, it is important you immediately contact us to work a way forward through these issues.

 

LANDLORD PROPERTY VISITS

What exactly is this?
We need to see the property every 6-12 months as part of our insurance terms. We are here to check you are safe and your home meets certain standards for habitat. It is very important for us to conduct these visits

 

What do you want from me on the visit?
There is nothing to worry about, we just want to check the property is being used correctly, i.e. not being sublet, and the property is safe. Its also a time for you to have a chat about any concerns you may or may not have. We feel our tenants deserve a chance to meet with us and it helps us build a better relationship
