There may be many reasons for people to hand in notice to their property, if there is anything we can do to help you stay please contact us for a confidential chat.

If you need to leave, moving home is never an easy thing. We want you to have the easiest transition possible and reclaim your full bond back and have no leaving costs for you or your guarantor.

Once you have left we will more often than not be re-letting the property so it needs to be clean and clear and ready to go as when you moved in.

We will do a pre-checkout visit with you 2-3 weeks before you leave to go through any bits you need and answer any questions you have.

In the meantime here is a step by step guide to help you get your full bond back and so you are fully aware of any costs that maybe added and where they have come from.

 

  • Make sure you hand your notice in writing to us, via email or sms. If we were to ask you to leave we would need to give you 1 full calendar month, you need to do the same. 1 full calendar month is notice before the 1st of the month. If you can, the more notice the better
  • We will arrange a date for someone to come out and collect the keys from you, we take full responsibility for the property including council tax at the key handover
  • Once you have moved out please do not re-enter the property, its essential you have all your belongings and rubbish out before key collection
  • You will get a report emailed to you within 5 working days detailing any issues or costs

Where people go wrong
Some common issues we find are which may incur costs (costs are subject to severity)

  • People not attending a checkout/key handover - this is a simple procedure where keys are handed back, you will get a checkout report several days later. Non attendance will mean a lock change and admin cost £250 approx
  • People leaving rubbish in the house, large or small items - it is very very expensive for a commercial business to get rid of rubbish, as a house holder you maybe able to drive into a tip but as a business its classed as commercial waste. Please ensure ALL your waste is gone otherwise you will be charged for this and it will need to include labour costs to move it. Even small items TV's etc will cost and you will be charged so please remove all rubbish - the cost of the rubbish is subject to the amount but it could be £250 - £2500 in some cases.
  • People leaving rubbish in the loft, large or small items - as above
  • People leaving rubbish in the garden, sheds, out buildings - as above
  • Carpets / flooring damaged - please clean / organise damaged flooring as costs could be expensive
  • Garden overgrown - there will be a cost to get the garden into a good state so please ensure you do this before you leave
  • Deep clean of the house: please ensure the house has been cleaned on hand back including windows
  • Oven clean: Approx £125
  • Fleas or rodents: Approx £350
  • Strong colours painted, we do allow some decoration but any strong colours not appropriate for re-letting will need to be put back to the original colours: Approx £400 per room
  • Council Tax: Sometimes people give the council their move out date a month or days early, please ensure you notify the council the actual key handover date as this can create a lot of administration work to resolve and it will be chargeable: Approx £200 + outstanding council tax
  • Gas & Electric Keys/Cards (if on pay as you go) Again this may not seem like much of a big deal but the administration in dealing with a new set of cards is significant. It can also delay any works being done in the house if there is no electricity or gas for Contractors. Approx £100 per card

It is much cheaper for you to arrange any of the items above as we will have to use licensed businesses and the administration cost of doing so.
We have in some instances had to go through the Small Claims Court to recover costs which just adds additional cost and stress to the process.
